What commission do you charge?
A seller should change that question to what commission should I offer to get the top agents to sell my home. Homes sell themselves, agents negotiate the price. Top agents will always negotiate the best offers for the sellers. That is how they get to be top agents. In every field the best people charge and are paid the most money.

Many sellers select the agent and the company they list with based on how low their fee is, but a company or an agent with a low fee has that fee for a reason and it has to be that that is all their service is worth because if it were worth more they would charge more.

Your house is worth what the market says it is worth. It is not worth what you want, or what you need to get for it.

Today buyers have more pricing information available to them than ever before. They can go on line and see the assessed value of any home in Nassau County. They can go on several sites and get an on-line evaluation of any home. This information is based on recent sales of similar properties and not on what an agent thinks.

The best way to determine what your home is worth is to review the recently sold homes that are most similar to yours, and then pretend you were buying the house, and ask yourself what you would pay for your home based on that information.

Overpricing a home can be a very costly mistake because buyers are inclined to pay the most money for a house when it is brand new to the market. The longer a home is on the market the more wary the buyers become.

Overpricing your home and telling the agent to bring offers is also a mistake because an overpriced home does not attract buyers and after awhile it becomes a white elephant on the market.
